Default Gmac: Too Good To Be True?

I made one call to GMAC two weeks ago asking for a loan modification for my option ARM which is set to cap in a few months. I live in San Francisco and have a 720,000 mortgage and have lived there barely 2 years. I gave him the information and he told me to call back the following week. Yesterday, he said I was approved for a 5 year fixed at 1% and I would be receiving the documents soon. No closing costs except a 500.00 processing fee....can this be real? I heard it with my own ears but I just can't believe it was that easy????? Anyone else?
